I provide continuous marketing from before your property goes live until the day your home goes under contract. I create a website specifically for your property, custom brochures, property flyers, a landing page, and a virtual tour all designed specifically for your home to highlight its best features.

 

Meticulous Follow-up & Negotiation

I have a systematic and detailed process for following up with agents and prospective buyers. I proactively call agents and buyers who have seen your property so that we can answer questions, overcome buyer objections, and highlight important property features that may help stimulate a sale.

Negotiation is an art. While obtaining my MCNE certification, I learned how much nuance there is to it and in real estate it is an absolutely critical skill. From navigating escalation clauses to identifying value-creating moves, there are so many techniques that are best utilized in specific situations. I have the experience to negotiate for you to maximize your sales price. 

Social Media

There are 330 million active social media users in the United States alone. The average user spends about 2 hours and 24 minutes a day on some form of social media platform. To us, it only makes sense to capitalize on this social media use and post your listings on all of our social media platforms! By doing this, we can reach potential buyers that might not have seen your home on standard real estate websites.

From localized real estate groups on Facebook to private forums the busiest agents frequent, it's a huge benefit to have an agent who can leverage the power of Social.

Photography

Pictures can make or break a listing; they are the first thing most buyers will see, and it's crucial to make a great first impression. 

The quality of your listing photos will dramatically affect the interest in your property and ultimately the sales price. My professional photographers select the best photos and carefully edit them for color, clarity, composition, and sharpness. Ninety percent of home buyers search online during their home buying process. High quality photos can lead potential buyers to your home; likewise, bad photos can deter a potential buyer.

Video & Drone

There are many benefits of using drones for real estate photography and video. Drones are capable of creating a continuous video that can show the layout and size of a home. This gives home buyers a sense of space and layout, so they can envision what a home will look like before they even get there.

Paid Advertising

When your listing goes live, it’s important to not only bring people to see your home, but also the RIGHT people. Utilizing multiple platforms such as Google and Facebook, I will create ads that get shown to potential local home buyers and real estate professionals. Facebook’s geotargeting feature allows us to promote your listing’s ad to people within Winchester and surrounding areas. Since Facebook has so much information about users, we are able to show the 3D virtual tour + additional listing information to people who have recently been on any of the major real estate websites, i.e. Realtor.com. With my Google ads, we also show your home to people who have online behavior that demonstrates an interest in homes for sale. These ads not only display your listing to potential buyers, but also other real estate professionals who then alert their clients. As people see this ad on their news feed and are intrigued by the pictures, they will often share the post or tag friends, thereby increasing the number of potential buyers who become aware of the listing. They will be able click the ad and view the full custom website, 3D walk-through, and home details. Pictured below shows an example of an ad and the results from ad campaigns.

Staging

 Whether it be a good cleaning or a complete overhaul, we will advise you on what will make your home more marketable. Keep in mind, the true purpose of staging is not to re-decorate your home, it is to create a space that buyers can see themselves living in. For example, while we know you love to display your family photos, it is harder for a buyer to see themselves living in a home with another family's pictures all over the walls.

 

The ultimate goal is to stage your home to have a better ROI. A home stager is able to come look at your home from a different perspective. As a certified home staging specialist, I am able to find ways to utilize the space to its highest potential in order to draw the best potential buyers.
